What are Real Estate Indicators?

Raghdan's Real Estate Indicators are an advanced analytical tool that includes two types: sales indicators based on transaction data from the Saudi Open Data portal under the Ministry of Justice, and rental indicators based on official data published by the Real Estate General Authority (REGA). The indicators include the median sale price per square metre, the average annual rent per square metre, the number of transactions or contracts, and the compound annual growth for each district and city in the Kingdom.

Coverage

  • Sales indicators: cover more than 170 cities and thousands of districts, including officially registered sales transactions from 2020 through Q2 2026, updated quarterly.
  • Rental indicators: official quarterly indicators at the district level for all regions, covering Q1 2025 through Q1 2026, updated quarterly. (For more details see the article "Rental Indicators in Raghdan.")

What does each district analysis include?

When visiting any district page, a comprehensive analysis is displayed including:

  • Median price per sqm: Current price with comparison to previous years
  • Number of transactions: Total registered transactions during the available period
  • Compound annual growth: The yearly rate at which the price grew across the available years — not the gap between two years
  • Price chart: A graph showing price trends over the years
  • Heat map: A color-coded map displaying district prices
  • AI analysis: Detailed analysis including price trends, city comparison, demand volume, and recommendations

How is compound annual growth calculated?

It is computed over complete years only; the current year is excluded while it is still running. The reason is that the current year's data may cover half a year or a single quarter, and comparing half a year with a full year produces a figure that reflects the length of the period, not the movement of the market.

Under the figure you will find a tag reading "excludes partial 2026" or "full years", telling you which years went into the calculation.

How to access the indicators?

District Classification

Each district is automatically classified by its median price per square metre, using fixed Kingdom-wide thresholds that do not change from one city to another:

  • Affordable: under SAR 2,000/m²
  • Mid-Range: SAR 2,000 up to under 5,000/m²
  • Premium: SAR 5,000/m² and above

The classification does not compare a district to its own city's average. A district with a median of SAR 1,800 is labelled "Affordable" even if it is the most expensive in its city.

A district with no indicator is not classified at all — no tier badge is shown, because a classification is a claim about a price we do not have.

Why does the title say "Residential Property Index"?

Residential, commercial and agricultural land are different markets, and a square metre is priced by a different logic in each. Blending them into one figure produces an average that represents none of them.

So we compute the indicator separately for each classification, and show the district's most active market — writing it into the title so you know exactly what the figure is talking about.

And if the district's residential transactions are not enough, you may see "Agricultural Property Index", "Commercial" or "Industrial" instead — the title says so plainly, because the figure describes that market, not the residential one.

What does "Insufficient data" mean?

On a district page you may see "Insufficient data" where the price would be. This is a quality decision — not a gap in the site and not a fault.

We compute the price indicator from a window that starts at the last 12 months, widening it when that is not enough. If the district has not reached 5 valid transactions in the last 36 months, we show no price for it.

Why not show an approximate figure? Because a price per square metre derived from one or two transactions is not a market price — it may be a deal between relatives, an exceptional plot, or a recording error. A figure like that is read as fact and purchase decisions are built on it. Silence is more honest than a number the data cannot support.

This is common: most districts in the Kingdom do not reach the threshold, especially outlying districts and newer subdivisions. And with every new quarterly release a district may cross it, and its indicator then appears automatically with no action from you.

The rest of the district's data — transaction count and data period — stays on screen as usual; only the price is missing.
