Spare parts and maintenance — what is and isn't included
Maintenance under Property Management
Not included. The Property Management service covers financial and administrative management only. If the property needs maintenance during service:
- We notify you of the issue
- We recommend a trusted maintenance provider or contractor (on request)
- The invoice is between the owner and the contractor directly — Raghdan is not a party
Maintenance under Facility Management
Fully included in the service fee, including:
Periodic maintenance
- Regular HVAC checks
- Preventive plumbing maintenance
- Electrical system inspection
- Elevator maintenance (per provider contract)
- Pump and tank maintenance
Emergency maintenance
- Water leaks
- Power outages inside the facility
- Elevator breakdowns
- Sudden HVAC failures
Response time: within 24 hours for emergencies, 72 hours for routine maintenance.
Spare parts
⚠️ Important: spare parts are not included in either service (Property or Facility Management).
Why?
Spare part prices vary with equipment type and import market, so bundling them in a fixed subscription creates pricing ambiguity.
How billing works
- 1Diagnosis: our technician identifies the part needed.
- 2Quote: we send you an itemized quote (price, lead time, supplier).
- 3Approval: you approve in writing (email or via your dashboard).
- 4Supply & install: we source and install the part.
- 5Invoice: a separate ZATCA-compliant e-invoice (with 15% VAT).
What if you decline the quote?
Service related to that issue is paused. We warn you if it's critical (e.g. elevator out of service). Final call is yours.
Exclusions
Maintenance does not cover:
- Construction work (expansion, demolition, rebuilds)
- Full renovations
- Major infrastructure changes
- Interior design and furniture
These require separate contracts with specialized contractors.
Full transparency
Every maintenance action is logged in your dashboard with:
- Work description
- Responsible technician
- Date and duration
- Invoice and approvals (if any spare parts)
