Creating a lease contract for your client as a real estate broker
A real estate broker can create a lease contract documented on Ejar on behalf of their client, the owner, using the same steps an owner uses for their own contract.
Who can do this?
- An activated broker account on Raghdan. (See “Activating a broker account”.)
- A Nafath-verified account. Without it, “Please activate your Nafath account” appears with an “Activate Nafath now” button.
- Accepting the Terms & Conditions on the contract documentation page. Broker accounts see the broker terms; the agreement box becomes active after scrolling to their end.
Your own contract or your client’s?
There is no separate choice. The contract type is decided from the lessor’s ID number you enter in the parties step:
| What you enter under “Your details” | Contract type | Price |
|---|---|---|
| Your own ID number | Your own contract as owner | Standard price |
| Your client’s ID number, verified on Ejar | A contract for your client as broker | Broker price |
For a client’s contract your role changes to “Acting as Real Estate Broker” and the contract price is shown.
The broker price does not apply when the lessor is an organisation (company or establishment), or when you create the contract as the lessor’s representative under a power of attorney.
Steps
1. Parties
- Lessor (your client): national ID (starts with 1) or iqama (starts with 2) and date of birth (Hijri or Gregorian), then “Verify”. The mobile number is shown as registered on Ejar — it is not typed in.
- Tenant: the same details, verified on Ejar.
- Organisations: choose the company/establishment option and enter the unified number and the commercial register issue date.
- Lessor’s bank account (IBAN): rent is transferred to it through Ejar, and it must belong to the lessor. See “Step 2: Bank account & IBAN activation”.
2. Property and unit
Your client’s properties are not shown automatically. You request to show a property with the owner’s approval:
- 1Under the property request, enter the deed number and the owner’s mobile number.
- 2The owner receives a 4-digit approval code by SMS on the mobile registered on Ejar — the owner does not need a Raghdan account.
- 3Once the code is entered, “The owner approved showing this property” appears.
- 4Choose the property under approved properties, then a vacant unit. Only vacant units are listed.
- The code is valid for 5 minutes with 5 attempts, and can be resent every two minutes up to 3 times.
- Follow your requests under property requests: awaiting owner approval · approved · rejected · expired.
- If the property is not registered on Ejar, use “Register property” to register it in the owner’s name with their approval. See “Registering a new property/unit and activating the request on Ejar”.
3. Contract details
Contract term, annual rent, payment method (including flexible payments), and optional additions such as deposit, utilities and additional terms.
4. Review & pay
Review the summary, accept the acknowledgements and tap “Confirm & Pay”. For a client’s contract a third acknowledgement of the broker service terms appears; payment does not start until it is accepted.
Fees and the broker price
All prices include the Ejar platform fee and VAT — nothing is added on top.
| Contract type | First year (your own) | First year (your client’s) | Each extra year |
|---|---|---|---|
| Residential | SAR 249 | SAR 222 | SAR 125 |
| Commercial | SAR 349 | SAR 319 | SAR 400 |
- Extra-year fees are Ejar’s own fees; Raghdan takes nothing on them.
- A part year counts as a full year. Example: a two-year residential contract for a client = 222 + 125 = SAR 347.
- The final amount appears as the total before you pay and is fixed once payment starts.
Payment: wallet first, then card
- The amount is taken from your Raghdan wallet balance.
- If the balance is not enough, a message shows your balance and the remainder, and you complete the rest by bank card on the same page through the payment gateway.
- Payment happens before the contract is sent to Ejar; once it is complete, the contract is sent automatically.
If the contract is not completed
- If Ejar refuses to create the contract, or the lessor or tenant rejects it, the full amount is returned to your Raghdan wallet and the payment status shows “Returned to wallet”.
- For any other case where the contract was not completed, open a support ticket with the contract number.
- Fees are not refundable once the contract is documented on Ejar.
To follow the contract afterwards see: “Following «My clients’ contracts»: statuses, approvals and documents”.
