Step 4: Contract Details, Review & Payment
After choosing the vacant units, you move on to set up the contract.
Contract duration
Set the period (one year, two years, or any duration) in Hijri or Gregorian (start and end dates).
Financial value
Enter the annual rent and choose a payment method: monthly, quarterly, semi-annual, annual, single payment, or flexible payments (split the amount across dates you choose). A payment schedule appears automatically.
Rent for multiple units
If you selected more than one unit, the annual rent is set per unit, in one of two ways.
Enter each unit manually
Set the annual rent for each unit independently. This suits contracts where rent differs between units because of size or floor.
For example:
- Unit 1: 20,000
- Unit 2: 25,000
- Unit 3: 30,000
Total annual rent: 75,000
Distribute automatically from a total
Enter the total annual rent for all units and the system splits it equally across the selected units.
For example: three units and a total of 60,000 gives 20,000 per unit.
If the amount doesn't divide evenly down to the halala, the small rounding difference is applied to one unit so the total stays exactly the amount you entered.
Adjusting after distribution
After an automatic split, each unit's rent can still be edited by hand. Editing any unit recalculates the total and the payment schedule automatically.
Note: you can't continue until every selected unit has a rent.
Payment schedule
The schedule is calculated from:
- the contract duration
- the payment method
- the total rent of the selected units
Examples:
- One year, monthly: 12 payments
- Two years, monthly: 24 payments
- Two years and one month, monthly: 25 payments
The schedule follows the contract's calendar periods, so each payment starts on the matching day of the following month and no payment is dropped on contracts spanning several years.
Optional add-ons
A security deposit (refunded to the tenant after the property's condition is verified), linking electricity & water bills to the tenant (a free Ejar service), custom additional terms, and allowing subletting.
Important: adding custom additional terms makes the contract lose its executive-instrument status.
Review & payment
Press Next to review the contract before approving it. The review page shows:
- the selected property
- how many units were selected, and each unit's details
- the annual rent for each unit, and the total annual rent
- the contract dates and duration
- the payment schedule
- the fees
Before approving, you can use Edit property, Edit units, or Edit contract details to go back and correct anything.
Then tick the two acknowledgments ("I have read and agree to the terms" and "I authorize Raghdan to pay the Ejar fees on behalf of the contract") to enable the approval button.
Approve & pay
Press Approve & Pay; the first-year fees (rent + VAT + contract issuance) are settled, and the contract is documented and sent to both parties by SMS.
Why can't I continue?
Common reasons:
- No vacant unit has been selected.
- One of the selected units is no longer available.
- One of the units has no rent set.
- The property was changed after selecting units, which cleared the earlier selection.
- The property is still under verification in Ejar.
- One of the contract parties has incomplete data.
