What are Real Estate Indicators?
Raghdan's Real Estate Indicators are an advanced analytical tool based on real estate transaction data sourced from the official Saudi Open Data portal under the Ministry of Justice. The indicators include average price per square meter, number of transactions, and annual change percentage for each district and city in the Kingdom.
Coverage
The indicators cover more than 170 cities and over 10,000 districts across all regions of Saudi Arabia. The data includes officially registered sales transactions from 2020 through Q4 2025, updated quarterly.
What does each district analysis include?
When visiting any district page, a comprehensive analysis is displayed including:
- Average price per sqm: Current price with comparison to previous years
- Number of transactions: Total registered transactions during the available period
- Annual change percentage: Price increase or decrease compared to the previous year
- Price chart: A graph showing price trends over the years
- Heat map: A color-coded map displaying district prices
- AI analysis: Detailed analysis including price trends, city comparison, demand volume, and recommendations
How to access the indicators?

- 3Browse districts and click "View Details" for any district
- 4The full analysis will appear with charts and AI analysis
District Classification
Each district is automatically classified based on average price per sqm:
- Affordable: Prices below the city average
- Average: Prices close to the city average
- Premium: Prices significantly above the city average
